The house is stick built and 1600 sq. ft. It has a full basement and with half being finished including a full bath. There is already a pool table down there that comes with the house. The basement is accessed from the laundry room in the house and has a finished stairway down to it. We run the entire property off of a well, but do have city water set up if we so chose to switch over. We do have septic for the house, and the kennel is on a drainage system that empties out into the woods. Heat in the kennel is radiant flooring that covers the entire kennel front to back including the runs. The house is ran off of propane that runs us about $750 per year for a full tank.
The property taxes run at about $6500 per year for both the kennel and the house. The property is zoned residential, which technically makes the kennel a really fancy out building as far as the county is concerned.
We have a kennel program that is of access to us called ITS kennel software. I however just use quickbooks.
There are a lot of dog people in this area and I get questions about agility and group classes all the time. I myself have been doing training out of the facility since we bought it, and do very well even just doing the one on one ob classes. I do not really market doggy day care that much. We do offer it, but mostly to our clients that already use us for boarding. With the right set up you could really do some great business with daycare.
The area is continuously growing and right the closest city now by itself sits at about 20,000 population. Plenty of opportunity out here. If it weren't for our families living so far away and having our son we wouldn't be going anywhere. We two moved out here from the east coast and absolutely love it. Yes, we have a kennel license through the state and yes it is transferable. There is no limit to the number of dogs that we can have on the property. The kennel is set up for 20 large dogs and 6 small dogs or cats.
There is plenty of room on the 16 acres for add-ons and growth to the kennel. Currently 8 acres is rented out to a local farmer that is a client of ours and can be taken back any time. 2 acres is a wooded strip on the south side of the property and the other 6 acres is a combination of pine trees, 114 acre pond (fully stocked), and the kennel and house. Property is set back off the road and is in a very tranquil setting.
House has a fenced in back yard with a patio for a couple of our little guys. It is a 3 bedroom, 3.5 bath, with a basement that is partially finished. The rooms inside include the living room, kitchen/dining room, and a laundry/mudroom. Our front loader GE washer and dryer come with the house as well as all major appliances - including stove, refrigerator, dishwasher, and garbage disposal. The garage is a 2.5 car garage with a paved parking area in front of it that has a basketball hoop. Plenty of space for storage and yard equipment in the garage. Mowing your yard is optional here due to the large amount of landscapers. Very good deals just to have someone do it for you.
The kennel is 1800 sq. ft., it is 20 indoor/outdoor runs with guillotine doors. Indoor run is 4 x 8 and outdoor is 4 x 10. It is what they consider a "wet kennel". Everything is washable with the hose and there are drains in the floor that anything can get washed down. There is a 40 x 50 6 ft. fenced in yard in the back to walk dogs in, as well as a 1/4 acre pasture attached for livestock or the very active dog. The entire kennel is temperature controlled with central air and a Geo unit for heated floors. All bowls and supplies will come with the kennel, including desktop computer, vacuum, dishwasher, scrub brushes and squeegees, dog food containers, stackable washer and dryer, grooming table and dryers, and anything else that it takes to run the kennel I might have forgotten. The front half of the building includes a reception room, dog/cat condo room, office, grooming room, bathroom, and kitchen. Currently right now we are functioning our kennel as a boarding facility. It could easily be setup for breeding, daycare, etc. Plenty of possibilities.
