if the windows are opened, then closed the next morning, the interior temperature
of the house is such that the cooling units never engage. During one particularly
hot month, the electric bill for this house was only $81.00 (that's with two
five ton heat pumps!). Interior custom cabinets are made of grade one maple.
Sculptured cement floors add to the cooling effect. During the winter, fires
built in the two authentic Rumford fireplaces provide more than adequate heat
for the great room and master bedroom. Even though the heat pumps adequately
maintain heat in the house, adding small radiant heaters, for individual comfort,
in auxiliary bedrooms significantly lowers monthly winter electric bills. If
managed correctly, the adobe construction of this house more than compensates
for it's size in regards to heating and cooling..
Market Area
Carlsbad is a city of approximately 25,000 situated in Southeast New Mexico.
The surrounding terrain is a mix of Chihuahuan Desert and short grass prairie.
This is an outdoorsmans' paradise as the area boasts more than 3 million acres
of public land including the Lincoln National Forest and two national parks
(Carlsbad Caverns and Guadalupe Mountains). Hunting, bird watching, hiking,
and camping are here for the enthusiast. Carlsbad is within a 2 1/2 hour drive
of two international airports. As the DOE and BLM have field offices here,
there is a great deal of scientific influence in the area, both in community
development and municipal education. Carlsbad has a river walk and two golf
courses. Water recreation is available on the city river area (Pecos River)
as well as three other lakes within a twenty minute drive in either of two
directions.
